SB326 Elevated Element Inspections

The Seabridge Villas HOA Board of Directors would like to inform owners and residents that A7 Group, Inc has completed the inspections of the exterior wood framed balconies, stairs, and elevated walkways [also known as Exterior Elevated Elements (EEEs). This inspection is required by the State of California Civil Code Section 5551 (Senate Bill 326). A7 Group, Inc will be submitting a report within the next 30 days for the Board to review and any discovered bad wood will be part of the wood project that will be launched sometime next year.

8/2023 Roofing Project Update

ADCO South is about 80 percent completed with the Bluffside roof replacement project. The remaining pending buildings on Bluffside are 20331 and 20301. ADCO South projects these two remaining roofs will completed by the end of 2023 weather permitting and in the new year they will start the Cape Coral buildings/roofs.

5/1 Roofing Project Update

ADCO South will be completing the 20301 building (south side) within the next couple of weeks. The next building will be the 20341 building or the 20301 building (north side). A mass communication will be sent to all homeowners with the next steps.

Hard Surface Flooring Reminder

Dear Seabridge Villas Residents

A friendly reminder,  per the CC&Rs Common Floor/Ceiling Systems  Section 1.1 – Flooring in all living units located on the Seabridge Villas shall be limited to carpet on pad…. (Furthermore) Hardwood, simulated hardwood, rigid vinyl, marble, stone and ceramic tile flooring products are prohibited.
